Tour: 100 New Bridge Street

Developed jointly by Helical and Orion Capital Partners, designed by Gensler and built by Mace this sustainable repositioning and extension project will be the new home of State Street Bank when they move back to the City of London from Canary Wharf.

Through early engagement, Mace worked closely with the design team to test, quantify, and refine reuse strategies, ensuring the most effective and deliverable circular outcomes were embedded into the scheme.

As part of this approach, the project retains over 85% of the existing structure and incorporates façade reuse, charitable redistribution, manufacturer refurbishment, and closed-loop steel exchange. With an embodied-carbon ambition pushing toward 350 kgCO₂e/m², the scheme sits far below the ~800–1,000 kgCO₂e/m² typically associated with an equivalent new-build office.

Targeting only those accreditations that meaningfully enhance user wellbeing and drive measurable reductions in operational carbon, including BREEAM Outstanding and NABERS 5*, the project strengthens its environmental and operational credentials. Architecturally, the massing and form streamline and declutter the streetscape, while a new entrance facing Ludgate Circus relieves on-street congestion, enhances the building’s address, and opens views toward St Paul’s. The extensions, terraces, and improved thermal envelope were shaped in close consultation with the City of London and guided by the St Paul’s Heights grid to balance context, biodiversity, and performance.
